Term Definition
Subgrade. The soil prepared to support a structure or a pavement system; it is the foundation for the pavement structure; also called Basement Soil or Foundation Soil.  
Subjacent Support. The right of land to be supported by the land adjacent to or below it.  
Subject Property. The property that is the subject of a real estate appraisal report.  
Sublease. Lease of property by a tenant to a subtenant; also called Subletting.  
Subletting. see Sublease.  
Sublimation. Conversion of a solid to a gas by heating and from a gas to a solid by cooling, for example, dry ice (carbon dioxide).  
Submarginal. Falling below the accepted or required standard of quality.  
Submarine. Of or below water.  
Submersible Pump. A centrifugal pump, usually driven by electricity or compressed air, that will operate when submerged.  
Submission Agreement. An agreement to submit an existing dispute to arbitration.  
Submittal Schle. A time schle prepared by a contractor showing when each of the specified submittals will be sent to the architect or owner.  
Submittals. Various documents submitted by the contractor to the owner or architect, such as shop drawings, material samples, subcontractor list, and insurance certificates.  
Subordination Clause. A provision in a mortgage or trust deed that acknowledges that it is subordinate to another loan or will allow a future loan to be a superior lien on the property.  
Subpoena Duces Tecum. A subpoena requiring the production of specified documents.  
Subpoena. A legal order requiring a person to appear in a court, arbitration hearing, or deposition to give testimony.  
Subpurlin. A small roof framing member that spans between joists and purlins.  
Subrogation. The assumption by a third party, such as an insurance company, of anothers legal right to collect a debt or damages.  
Subsidiary Ledger. A supporting ledger consisting of a group of similar accounts, the total of which is in agreement with a controlling account in the general ledger.  
Subsoil Drain. A drain used for collecting sub-surface or seepage water and carrying the water to where it can be disposed.  
Substance. Any form of matter or material.  
Substantial Compliance. A doctrine that may excuse minor violations of licensing statutes.  
Substantial Performance. The doctrine that a contract is enforceable by a party who has not strictly complied with all requirements of a contract, but who has substantially complied therewith.  
Substitutions. A substitution of materials for those originally specified for the project.  
Substrata. substrate.  
Substrate. 1. A lower level, upon which other materials are applied, such as paint, flooring, or roofing. 2. The underlying support for ceramic tile or other finish-type installation. 3. The base or concealed layer of gypsum board in a composite assembly.  
Subsubcontractor. An individual or entity contracting to perform part or all of a subcontractors contract.  
Subsurface Investigation. see Geotechnical Investigation.  
Subsurface Right. The right to use the subterranean part of a parcel of land, such as for tunneling, extraction of minerals, and pipe lines, usually given in the form of an easement.  
Subterranean Termite. see Termite.  
Subterranean. Below the surface of the earth.
